Porto Montenegro - Inwards Marine is proud to introduce the most exclusive Marina and Waterfront Residential Project in the Mediterranean

At the forefront of Europe’s “southernmost fjord” is Porto Montenegro.  This exclusive development is spearheaded by Canadian gold-mining entrepreneur Peter Munk in partnership with a consortium of international entrepreneurs and yachting enthusiasts that includes Lord Jacob Rothschild, Nathaniel Rothschild, Bernard Arnault, Oleg Deripaska and Sandor Demjan. The vision for this state-of the-art marina with Captain and Crew facilities and residential community will rival Monaco, Antibes and Porto Cervo as the premier port for luxury yachts.

Construction of the first residential building named ‘Teuta’, has already commenced.   Porto Montenegro promises to maintain a distinctly local flavour, reflecting the charm of the neighbouring towns of Perast and Kotor, with their small piazzas, enchanting walkways and winding cobblestone streets.  Porto Montenegro will also feature a contemporary promenade of portside restaurants, cafes, bars and boutiques.

The world renowned garden designer, Martin Lane-Fox has taken great care to ensure that landscaping forms an important and integral part of Porto Montenegro’s design. Flowering and deciduous trees, brilliant bougainvillea and stately palms will be in abundance in the public and private courtyards bringing an undeniable sense of grandeur to the outdoor spaces.

Perhaps the most important feature of Porto Montenegro is that out of 650 berths with 20 metre wide jetties, 130 will be home to yachts in excess of 30 metres.  There is a critical shortage of large berths in the Mediterranean with virtually no new marinas being developed.  This shortage is compounded as the number of large yachts continues to grow.  As of January 2009, over 1,000 superyachts (yachts 25 metres or longer) were in production - all to be launched within the next two to three years and in the last decade, the number of superyachts in the global fleet has more than doubled.

Residential buyers at Porto Montenegro will have the first choice of long-term berth licenses and will be able to secure a ‘homeport’ for their boat before any berths are made available to non residential owners.  Porto Montenegro’s introductory pricing is incredible value when compared with equivalent developments in other parts of the Mediterranean.  There is a unique opportunity for purchasers of a Marina Home in the launch phase of a 75% discount on the cost of a ‘first three-year’ berth license.  Following this period, owners have a guaranteed right to a berth license renewable annually or to secure a long-term lease – whichever they would prefer!  Buyers will receive the added security of an escrow account for their stage payments until possession of their finished residence.

The purchase of a one-bedroom apartment for €270,000 will mean that a 12 metre boat can be berthed for only €4,484 over a three-year period.  For some yachts, the savings are even more significant: the purchase of the largest residences could save a yacht owner up to €250,000 in berthing fees over the same three-year period.

The first residential building, ‘Teuta’, under construction and scheduled for completion in the summer of 2010 is now available for sale. This first property’s 29 exclusive waterfront residences are designed for indoor-outdoor living, taking advantage of the temperate Mediterranean weather, ample sunlight and the building’s south-west orientation.  Prices range from €185,000 for a studio to four-bedroom duplexes and penthouses at €1.5 million, many with generous outdoor terraces and some with private pools.  A typical 120 metre two-bedroom residence will sell from €475,000 with a 3 year berth license for a 15 metre yacht for only €6,297 (€2,100 per year!) taking advantage of the 75% launch phase discount on the standard rate.  A superb purchase for the family man to have his own 50ft motor or sailing yacht berthed outside the front door of his Mediterranean home.

As part of the future master plan, residents will have access to a private yacht club, tennis courts and a championship golf course nearby.  The village will also include fresh food markets, a nautical museum and an international school.  A branded five-star hotel with 150 rooms will add to the level of amenities and sophistication in Porto Montenegro.  Professional management and property rental is enhanced by superior security and a 24 hour Concierge dedicated to providing residents and investors with complete peace of mind.

Located between Venice and Corfu, Porto Montenegro is on the east coast of the Adriatic in the heart of the Mediterranean with countless pristine anchorages and literally hundreds of islands, many un-inhabited, to explore.  It is truly in the centre of one of the most attractive cruising destinations in the World!  Porto Montenegro offers year round adventure - in summer the Bay of Kotor’s sheltered waters are perfect for cruising, sailing and waterskiing and in winter, high snowfalls ensure fantastic off-piste skiing less than 100km from the Marina.  Porto Montenegro is destined to become the most complete ‘nautical village’ in both the Adriatic and the entire Mediterranean.

Porto Montenegro is “a scene so magnificent and so impressive that it is worth all the journey just to have a look at it” – we would be pleased to arrange your visit.  There are daily flights of approx. 2 hours flying time from London and most European cities to Tivat International Airport which is only 7km from Porto Montenegro.

There are a limited number of ‘Founder's Residential and Marina Berth Price Incentives’ - contact us now for full details.

Don’t miss this opportunity, whether for your superb marina home and ‘home berth’ or, what promises to be, a worthwhile rental and capital gain investment - there is no capital gains tax in Montenegro!
